Johor Bahru’s retail and lifestyle landscape has expanded with the official opening of SKS City Mall, JBCC on May 1, 2026, further reinforcing the city’s positioning as a regional commercial and tourism destination.
Strategically located in Bukit Senyum, about 5 to 10 minutes from the Johor Bahru Customs, Immigration and Quarantine (CIQ) complex, the mall is designed to serve both local consumers and cross-border visitors from Singapore as well as international tourists. Its accessibility is further enhanced by connectivity via major routes including the Tebrau Highway.
The mall opened with a reported 90% occupancy rate, featuring a mix of lifestyle, fashion, dining and wellness tenants combining established brands and emerging concepts. The development also integrates retail with hospitality, with direct access to the Sheraton Johor Bahru hotel.
Beyond retail, the mall includes family-friendly zones, indoor play areas and event spaces intended for community and cultural activities. It also incorporates design elements aligned with environmental, social and governance (ESG) principles, including the use of natural lighting.
According to SKS Group, the development is intended to support cross-border economic and tourism activity between Malaysia and Singapore, while also encouraging longer visitor stays and increased spending in Johor Bahru.
Elena Lee, General Manager (Mall Division), SKS Group said, “SKS City Mall is more than a retail space. It is a lifestyle and community hub designed to bring people together. Its strategic location near the CIQ allows us to serve not only the local community but also Singaporean visitors and international tourists, creating a vibrant cross-border destination. This development reflects our commitment to delivering integrated, future-ready spaces that enhance urban living while contributing positively to the local economy and community.”
The mall also features cashless parking and integrated connectivity across its retail and hospitality components, positioning it as part of a broader trend towards mixed-use urban developments in Johor Bahru.
